The short version

Under EPA's asbestos rule, a covered demolition needs a thorough inspection first and notice to the state or local agency 10 working days before work begins, even when no asbestos is found. Interior demolition in a pre-1978 home falls under EPA's lead paint rule. Homeowners search demolition contractors about 18,100 times a month. The federal rule

Inspect first, notify 10 working days ahead, even when there is no asbestos

40 CFR 61.145 requires the owner or operator, before a covered demolition or renovation starts, to 'thoroughly inspect the affected facility or part of the facility where the demolition or renovation operation will occur for the presence of asbestos.' For a demolition, 'notification is required 10 working days before demolition begins', and that applies even where there is no asbestos. EPA's own summary says 'the notification requirements apply to any demolition.'

The rule defines a facility to exclude 'residential buildings having four or fewer dwelling units', so a single house is usually outside it. EPA adds that houses demolished as part of an urban renewal project, a highway project or a shopping mall development would be subject to it. Light commercial and multifamily work carries the inspect-and-notify step every time.

Keyword Planner shows a small but expensive set of searches. Demolition contractors is the largest at about 18,100 a month. The specific jobs are smaller and carry their own price: bathroom demolition contractors draws bids up to $35 a click, because remodelers and homeowners searching it are ready to book.

Interior demolition

In a pre-1978 home, interior demolition is lead-safe work

EPA's Renovation, Repair and Painting rule says 'firms performing renovation, repair and painting projects that disturb lead-based paint in homes, child care facilities, and kindergartens built before 1978 must be EPA- or state-certified and must use certified renovators who follow specific work practices.' The minor repair exemption does not cover work that involves demolition of painted surface areas.

Remodelers hire demolition subcontractors for exactly this work, and homeowners in older houses are increasingly asked about it. A certified firm should say so in the ad, on the page and in the estimate.

Demolition contractors fell to 8,100 searches in November 2025 and rose to 27,100 in March, June and July 2026. Concrete removal contractors peaked in March. Owners plan tear-downs for the months crews can work and remodels start.

The account spends hardest from March to July and keeps a smaller winter budget for the commercial and interior work that does not wait for the weather.
