That is the buyer the account is built for, and it is measured on consultations booked, not clicks bought.

These are the four things we hear most often from builders before we open the account. Each one has the same cause, and it is not the platform.
We spent $4,000 last month and got form fills from people asking what we charge per square foot.
The campaign was bidding on new homes and the town. That is the portal search, and the people on it want a list of houses and a price, not a builder. The specific searches, custom, build on your lot, the community name, bring the buyer who wants you.
The agency sends me a lead report. I cannot tell which of them ever walked a lot with us.
The account is counting forms. A builder sells through model visits and design consultations, and until those are the conversions, the report measures the cheapest number in the funnel.
We have three spec homes finished and the ads keep sending people who want to build next year.
Inventory and custom are different campaigns for different buyers. One budget across both funds whichever click is cheaper, and the custom click usually is.
Everyone wants to sell us SEO. We need buyers this quarter, not in eighteen months.
Both work, on different clocks. Search ads produce consultations in the first month and SEO in the second year. A plan that only sells the slow one is selling what it has.
The Census Bureau's August 2026 release, published 17 September, puts housing starts at a seasonally adjusted annual rate of 1,275,000. Single-family starts were 918,000. Permits were 1,394,000, up 3.5 percent on August 2025. Completions were 1,128,000, down 27.1 percent on a year earlier. More is being planned than delivered. A buyer who wants a house in the next year is looking at what exists and what can be started now.
That is the market a builder account runs in. Inventory campaigns sell what is finished. Build-on-your-lot and custom campaigns sell what can be started. They need different budgets, pages and conversions, and you should know which one the market is asking for this quarter.

The conversion is a model home or sales center visit booked online. A form is weaker. The page shows the house, the address and the available times.
The buyer owns the land and is choosing a builder. The page shows plans, process and pricing bands, and the conversion is a design consultation on the calendar.
Design agreement first, construction contract later. Both are conversions, both imported against the click, and the second closes long after the first.
On the broad new-homes terms the auction is listing portals and national builders. Outbid them and you buy a buyer who wanted a list of houses. You do not have a list. The searches a local builder wins are the ones a portal cannot answer: build on your lot, custom home builder plus the county, the community name, the plan name, and the model home open this weekend.

A buyer searching a community name lands on that community, with the lots and the plans. A buyer searching custom lands on the design process. Neither lands on the home page.
A model visit that happened and a consultation that happened are the two numbers that predict contracts. Both go back into Google against the click.

Google publishes the categories eligible for US Local Services Ads. General contractor is there. Kitchen remodeling and Bathroom remodeling are there. Home builder is not, under that name or any other. So the pay-per-lead channel that home service trades lean on does not exist for a builder, and an agency selling you builder Local Services Ads has not read the list. A builder who also runs a remodeling or general contracting line can use those categories for that work, which our remodeling page covers.
Housing starts, permits and completions are from the Census Bureau's Monthly New Residential Construction release for August 2026, published 17 September 2026 and read on 4 October 2026. Google's US Local Services Ads list was read the same day; the seven categories restricted to California and Florida are architect, drain expert, home insulation, insurance agency, interior designer, piercing studio and tattoo studio. No cost per lead, contract value or close rate is published on this page, because none exists for the trade and we will not borrow one from remodeling.
A spec home with a key in the door, a custom build on the buyer's own lot and a lot in your subdivision are three sales with three different cycles, and a buyer searching for one has no interest in the others. Each line below gets its own campaign, its own page and its own conversion.
A finished house with an address. The most searchable product a builder has, and the one the national listing portals compete for.
The buyer already owns the land and is comparing builders, not listings. A different search, a different page, and far less portal competition.
Design-driven, months long, and sold through a consultation rather than a showing. The account is measured on consultations here.
A location sale as much as a house sale. Searched by the community name once it exists, and by the town before it does.
The conversion for inventory campaigns. A visit booked online is worth more than a form, and the ad should offer one.

Bid work. Reached by relationships and plan rooms, not by a consumer search, and worth saying so.
No credible published figure exists for builders. A number offered without a source is a number somebody made up.
That is the portal auction. You are paying national-portal prices for a buyer who wanted a list of houses you do not have.
A builder sells through visits and consultations. If the report cannot say how many of each happened, nobody knows whether the account works.
We read Google's own US category list on 4 October 2026 and home building does not appear on it under any name. Paid search here means Google Ads, where you bid on keywords and pay per click. Anyone offering you home building Local Services Ads has not checked.
