Sound familiar?

What window cleaners tell us before we see the account

Window cleaning companies that call us are usually one truck or two, and the owner is still on the ladder. These are the four things they say.

I drove 40 minutes for a $180 clean and the ad cost me $35 to get it.

That job lost money on the drive, not on the ad. The targeting was drawn around the yard instead of around the route, and the ad carried no minimum. A radius around the neighbourhoods you already work, a stated minimum and a stated range in the ad, fix both.

My storefront customers keep me alive and I have never got one from the internet.

You will not. Storefront routes are sold by walking in with a card and a price, and renewed the same way. The search ad reaches the homeowner. A plan that promises commercial routes from Google Ads is selling something it cannot deliver.

Half the spring calls were people who really wanted pressure washing.

Then sell it, or exclude it. Pressure washing, gutter cleaning and window cleaning share a customer and a season, and Google files all three under one Local Services Ads category. The account either runs the lines you offer or lists the rest as negatives.

I clean a house in April and never hear from them again.

The second clean is where the account pays, and it is not sold by an ad. It is booked before you leave the driveway, or by a reminder from your own system in October. The account is judged on customers who came back, not on first cleans.

The arithmetic

A $20 to $50 lead against a $250 to $450 job is good only on a route

Our pressure washing and window cleaning guide publishes the figures this page runs on: window cleaning leads at $20 to $50 on Local Services Ads, residential jobs at $250 to $450, and the example of a $300 window job plus $120 in screen repairs reaching $420 with no extra marketing spend. LocaliQ's 2025 home services benchmarks, cited on our carpet cleaning page, put cleaning services at the lowest cost per lead of sixteen categories at $46.99.

So the lead is not the problem. The drive is. Three cleans in one neighbourhood on one morning make a day. Three cleans in three towns make a loss, and no cost per lead report will show you the difference. The account is drawn around the route and judged on jobs completed per day and on customers who rebook.

One house pays once. The route, and the customer who rebooks in six months, is the business.
A radius drawn around the route, not the yard

The neighbourhoods you already work get the budget. The ones you would drive to get nothing.

A minimum and a range in the ad

Per window or per house, stated. The caller who dials has accepted the shape of the price.

Add-ons on the page, not in the ad

Screens, tracks, gutters, pressure washing. Sold once you are there, and the reason a $300 clean becomes $420.

Rebooked customers as the second conversion

The first clean is the acquisition. The October rebooking is what you bought.

The demand

Window cleaning near me is searched 60,500 times a month, and the lines beside it are bigger

Most window cleaners have never seen what their customers type. Keyword Planner for the United States, read on 5 October 2026, puts window cleaning near me at 60,500 searches a month. Window cleaning service and window washing service share another 22,200, at low competition, which makes it the best value keyword in the trade.

The neighbours are bigger than the trade. Gutter cleaning near me is 40,500 a month and pressure washing near me is 110,000. A company that sells all three is advertising into roughly three times the demand of a windows-only company. Commercial window cleaning carries the highest bids on the list, up to $34 a click, on only 5,400 searches. The few property managers who search are worth a lot to whoever reaches them.

Google Keyword Planner, United States, English, read 5 October 2026. Keyword Planner groups synonyms, so window cleaning near me and window washers near me are one 60,500, and the rows are not added together. Storefront window cleaning at 170 a month is why routes are sold in person.

The season

September is the biggest month of the window cleaning year, not April

Ask a window cleaner when the phone rings and the answer is spring. The search data says something more useful. Across the last twelve months, window cleaning near me peaked at 90,500 in September and bottomed at 33,100 in December. February through June held a steady 60,500 to 74,000. The spring is a long plateau. The fall is a spike.

The same month leads every line a window cleaner sells. Window screen repair near me peaked at 27,100 in September against 5,400 in December. Gutter cleaning near me hit 60,500 in September and October. Pressure washing near me reached 165,000 in September, its highest month, and fell to 49,500 in November. An account that spends the same every month is underspending in September and overspending in December.

The channel

Window cleaning services is a Local Services Ads category, and it carries more than windows

Google lists Window cleaning services among its US Local Services Ads categories. We read the list on 5 October 2026. Our pressure washing guide documents how gutter cleaning and pressure washing sit inside the same category, so a company with all three lines runs them through one profile, paying per lead, with the licence and insurance checks done once.

The residential searcher who typed window cleaning near me is where the category earns its keep. The specific searches, solar panel cleaning, post-construction cleanup, screen repair, run on Google Ads beside it, each with its own page.

Where a window cleaning company gets work, and what each channel really sells

Run your own numbers

Same lead cost, three different mornings

Take our own figures: a $35 lead, the middle of the $20 to $50 range, and a $300 clean, the middle of $250 to $450. The lead costs about twelve percent of the job. Whether that is a good morning depends on where the three houses are, and on what is sold once the ladder is up. The lead cost is identical in every row below.

Then there is the second clean. The calculator puts a value on the customer, not the job, because the customer who books again in September cost nothing to acquire the second time. We publish no rebooking rate, because none is published for the trade. Your booking system has yours.

The year

How a window cleaning account runs, month by month

The budget follows the search curve above, and the customer list does the work Google cannot. This is the calendar we run, built only on the Keyword Planner series.

MonthsWhat the searches doWhat the account does
November to JanuaryThe floor. Window cleaning near me at 33,100 to 60,500, screen repair down to 5,400.A small Local Services Ads budget stays on, because a paused profile loses its place. Storefront routes get walked. The spring reminder goes to last year's customers in late January.
February to JuneThe plateau. 60,500 to 74,000 a month for five months. Screen repair climbs to 22,200.Full residential budget. Screen repair on its own campaign from March. Every clean ends with the fall clean booked.
July and AugustA dip to 60,500.Budget held. The slower weeks go to collecting reviews from spring customers, which lifts the listing before the peak.
September and OctoberThe peak. Windows 90,500, gutters 60,500, pressure washing 165,000, screens 27,100.The heaviest spend of the year across every line offered. The fall reminder goes to the whole list in the first week of September, before Google is paid for customers who were already yours.

What we checked

Where the facts on this page come from

Google's US Local Services Ads list, read 5 October 2026, carries Window cleaning services as a national category. The seven categories restricted to California and Florida are architect, drain expert, home insulation, insurance agency, interior designer, piercing studio and tattoo studio. The lead, job and add-on figures are from our own pressure washing and window cleaning guide, and the gutter cleaning category note is from our gutter page. The pressure washing page covers the company where washing is the business and windows are the add-on; this page is the reverse.

What this page does not claim

No window cleaning close rate, route density figure, rebooking rate or commercial contract value, because none is published and our dataset does not track them. No account count for window cleaning. The figures we do use are ours, and they are labelled.

Campaign structure

The eight window cleaning lines, and which ones a click can buy

A homeowner booking the twice-a-year clean, a storefront on a monthly route and a gutter clean in October are three different sales at three different prices. Each line below gets its own campaign, and the ones that cannot be bought with a click say so.

Residential exterior and interior

The core search, twice a year. Priced by the window or the house, and the line Local Services Ads carries.

Storefront and commercial routes

Sold in person, renewed monthly, and rarely searched. A small campaign for the owner who does search, and the rest is the route.

Gutter cleaning

Searched in autumn, booked with the windows. Our pressure washing guide documents it inside the same Local Services Ads category.

Pressure washing and house washing

The spring add-on, searched by name, and the reason a window cleaning truck is busy in April.

Screen repair and cleaning

Not searched on its own. Sold at the door, and our guide's example of a $300 clean becoming $420.

Solar panel cleaning

Searched specifically where panels are common. A high-ticket line with almost no local bidders.

Post-construction cleanup

Searched by builders and remodelers after a job. Priced by the project, and worth its own page.

High-rise and rope access

Commercial, bid, and insured differently. No campaign on this page reaches it, and the page says so.

Before you sign anything

Three things worth walking away from

A plan that promises commercial routes from Google Ads

Storefront contracts are sold in person. An agency that has not said so has not worked with a window cleaner.

A radius drawn around your address

The drive costs more than the click. Ask whether the targeting follows the route or the map.

A report that counts first cleans

A window cleaning company lives on the customer who rebooks. If the report cannot say how many did, it is measuring the wrong thing.

Window cleaning services is a national Local Services Ads category

Google lists Window cleaning services among its US Local Services Ads categories, and it is not one of the seven restricted to California and Florida, which are architect, drain expert, home insulation, insurance agency, interior designer, piercing studio and tattoo studio. Local Services Ads charge per lead rather than per click, sit above the map pack, and passing the checks carries the Google Verified badge. Read from Google's own category list on 5 October 2026.

Straight answers

Questions we get asked

Is window cleaning a Google Local Services Ads category?

Yes. Google lists Window cleaning services among its US Local Services Ads categories, and it is not one of the seven restricted to California and Florida, which are architect, drain expert, home insulation, insurance agency, interior designer, piercing studio and tattoo studio. We read the list on 5 October 2026. Our pressure washing guide documents gutter cleaning and pressure washing inside the same category.

What does a window cleaning lead cost?

Our pressure washing and window cleaning guide puts a window cleaning lead at $20 to $50 on Local Services Ads, against a residential job of $250 to $450. LocaliQ's 2025 benchmark puts cleaning services generally at $46.99 a lead, the lowest of sixteen home service categories. The lead is rarely the problem. The drive to the job is.

Can Google Ads get me commercial storefront routes?

No. Routes are sold in person and renewed in person, and almost nobody searches for a commercial window cleaner. A small campaign can reach the property manager who does search. The rest is shoe leather, and a plan should say so.

Should I advertise pressure washing and gutter cleaning too?

If you offer them, yes, as their own lines. They share a customer and a season with windows and sit in the same Local Services Ads category. If you do not offer them, they go on the negative list, or spring fills with the wrong calls.

Do you work with a one-truck window cleaning company?

Yes, with no contract. The route-first structure is built for one truck, because every job the account buys has to sit on a route one crew can run in a morning.

When do people search for window cleaning the most?

September. Keyword Planner for the United States, read on 5 October 2026, shows window cleaning near me at 90,500 searches in September 2025, its highest month, against a low of 33,100 in December. February through June ran at 60,500 to 74,000. Gutter cleaning, pressure washing and screen repair searches all peaked in September too, so the fall is the month to spend most.

How many people search for window cleaning each month?

Keyword Planner, United States, read on 5 October 2026: window cleaning near me is 60,500 a month, window cleaning on its own is 40,500, window cleaning service is 22,200, residential window cleaning is 6,600 and commercial window cleaning is 5,400. Storefront window cleaning is only 170, which is why commercial routes are sold in person rather than bought by the click.

What does it cost?

We charge $445 a month for Local Services Ads management, from $695 for Google Ads and $995 for both. No setup fee, no contract, month to month. Ad spend is billed by Google directly to you and we never take a percentage of it. Campaign landing pages are included.

Who owns the ad account?

You do. We open it in your name and it stays there, along with the landing pages, the call tracking numbers and the conversion history. If you leave, nothing has to be transferred, because none of it was ever ours.

Exclusive leads

Exclusive window cleaning leads, because you own the account they come from

We do not sell window cleaning leads and we do not resell them. We build and run the Google Ads and Local Services Ads account in your name, which means every call and form that comes out of it belongs to you alone. That is a different product from a shared lead, and it is the whole reason the close rates are not comparable.

A shared lead from a lead seller

  • Sold to three or four window cleaning companies at once
  • You are racing two competitors to call first
  • Priced per lead, so volume is their incentive
  • Stops the day you stop paying, with nothing left behind
  • No account, no history, no keyword data that is yours

An exclusive lead from your own account

  • Yours only. Never sold on, never shared
  • The homeowner called you, not a directory
  • Flat management fee, so nobody profits from more spend
  • The account, history and landing pages stay with you
  • Local Services Ads disputes filed weekly on your behalf

Exclusive window cleaning leads, by market

We provide exclusive window cleaning leads in New York, Los Angeles, Chicago, Houston, Dallas, Miami, Atlanta and Phoenix, and in roughly 50 United States metros in total. Campaigns are managed remotely, so the market is set by where your crews work rather than where we sit.

WestExclusive window cleaning leads in Los Angeles, San Diego, San Francisco, San Jose, Phoenix, Denver, Las Vegas, Seattle, Portland, Salt Lake City
Do you provide exclusive window cleaning leads in New York?
Yes. We run exclusive window cleaning lead campaigns in New York, including Long Island, Brooklyn and Queens, and in more than 45 other United States metros. The leads are exclusive because they come from a Google Ads and Local Services Ads account held in your name, so they are never resold and never shared with another window cleaning company.
Which cities do you run exclusive window cleaning lead campaigns in?
We run exclusive window cleaning lead campaigns in New York, Los Angeles, Chicago, Houston, Dallas, Miami, Atlanta and Phoenix, and across roughly 50 metros nationwide. Campaigns are managed remotely, so coverage is set by where your crews actually work rather than where we are based. Smaller and rural markets are covered too, and the auction there is usually cheaper than any major metro.
Are your window cleaning leads shared with other companies?
No. We are not a lead seller. A shared lead is sold to three or four window cleaning companies at once, which is why you end up racing competitors to call first. We build and run the ad account in your name instead, so every call and form belongs to you alone, and the account, history and landing pages stay with you if we ever part ways.

Not on the list does not mean not covered. We run window cleaning accounts nationwide across the United States, including smaller and rural markets where the auction is usually cheaper than any metro above.

Websites and landing pages

The page that books the clean and names the price

A homeowner wants to know what a house costs, whether you do the inside, and when you can come. A page with a per-house range, the add-ons, your service area and online booking turns that search into a route stop.

Fast and mobile first

Most contractor searches happen on a phone, so the page is built to load fast there. Faster pages convert more of the clicks you have already paid for.

Call and form tracking wired in

Every call and form is connected to tracking from day one, so you can see which ads and which pages actually produce booked work rather than just traffic.

Local SEO and schema

On-page SEO and local schema markup so the site earns map and organic visibility over time instead of only working while the ads are switched on.

Landing pages stay free. Campaign landing pages are included with ad management at no design fee, the same as they always have been. The pricing above is for a full website build, which is a separate thing you may or may not need.
