This guide goes deeper than the brief mistake list in our main pest control LSA guide, with root cause analysis and fix protocols for each mistake.

The 12 Mistakes
Mistake 1: Only Enabling Common Pest Types CRITICAL
Diagnosis: You only have 5 to 8 pest types enabled. You are not receiving leads for termites, bed bugs, wildlife, or commercial pest control even though you offer these services.
Root cause: During setup, most companies check the obvious boxes (ants, roaches, spiders, rodents) and skip niche categories. Each missing pest type is a category of searches where you do not exist.
- Log into your LSA dashboard
- Go to Profile and Budget, click the pencil icon on Job Types
- Enable every pest type you service: ants, roaches, spiders, mosquitoes, ticks, fleas, bed bugs, rodents, wasps/hornets/bees, termites (inspection and treatment), silverfish, earwigs, centipedes, stink bugs, wildlife removal, commercial pest control
- Allow 3 to 7 days for Google to start matching you against new categories
Mistake 2: Not Disputing Invalid Leads CRITICAL
Diagnosis: You pay for robocalls, wrong numbers, and leads outside your service area without requesting credits.
- Set a 15-minute weekly calendar reminder (Monday mornings)
- Review all leads from the past week and listen to call recordings
- Dispute: robocalls, wrong numbers, outside service area, pests you do not handle, caller hung up before connecting
- Track your dispute rate. If over 25% of leads are invalid, adjust your profile settings.
Mistake 3: Missing or Expired Pesticide Applicator License CRITICAL
Diagnosis: Your ad suddenly stopped showing. Dashboard shows verification alerts.
- Check your LSA dashboard for verification alerts
- Verify your pesticide applicator license is current in your state
- Upload updated documents through the verification portal
- Contact LSA support if reactivation takes more than 5 business days
Mistake 4: Max Per Lead Bid Too Low CRITICAL
Diagnosis: Lead volume dropped after switching to Max Per Lead mode. Your ad rarely appears in search results.
- Switch back to Maximize Leads mode, or
- Set Max Per Lead cap 10-15% above your historical average CPL

- Monitor for 2 weeks. If still low, increase cap by another 10%.
Mistake 5: No After-Hours or Weekend Coverage CRITICAL
Diagnosis: You miss calls on evenings and weekends. Homeowners who see a rat at 7 PM or wasps on Saturday morning need help now, not Monday at 9 AM.
- Set up call forwarding or answering service for after-hours
- Extend your LSA business hours to include evenings and weekends
- At minimum, capture the lead details and call back within 30 minutes
Mistake 6: Not Training Technicians to Pitch Recurring Plans MODERATE
Diagnosis: Your plan conversion rate is under 15%. Technicians complete the one-time treatment and leave without mentioning the recurring option.
- Create a simple plan pitch script for technicians: "We solved today's problem, but pests come back seasonally. Our quarterly plan costs $45/month and covers [list of pests] year-round. Most homeowners find it saves them money versus calling each time."
- Train every technician on the pitch. Role-play until it feels natural.
- Track plan conversion rate by technician. Reward top converters.
- Target 25-40% plan conversion rate on one-time residential calls.
Mistake 7: Service Area Too Broad MODERATE
Diagnosis: Getting leads 30+ miles away. Response time on distant leads is poor. Ranking in core area is weaker than expected.
- Narrow service area to zip codes within 30-minute drive
- For commercial accounts, you can extend slightly since response can be next-business-day
- If serving multiple metros, create separate LSA profiles per location
Mistake 8: Pausing LSA in Winter MODERATE
Diagnosis: You pause LSA November through February and your spring ranking is worse than the previous year.
- Never pause. Set a minimum floor of $100-$150/week during winter.

- Set January/February at 0.70x baseline, ramp to 1.40x-1.50x for June/July
- Adjust monthly, not just once per season
Mistake 10: No Review Collection System MODERATE
Diagnosis: Under 30 reviews after 6+ months on LSA. Competitors with 80+ reviews outrank you consistently.
- Create a Google review link and save as a phone text template
- Ask every customer after service completion
- Send follow-up text within 2 hours with the link

Mistake 11: Ignoring Commercial Pest Control Category MINOR
Diagnosis: You serve restaurants and offices but have not enabled the commercial pest control category in LSA.
- Enable commercial pest control in your job types
- Mention commercial services in your profile description
- Upload photos of commercial treatment work (restaurant kitchens, office buildings)
